Our pricing incorporates all of the elements required to build your home. We list items not detailed or omitted from tender documentation so that the tendered sum is a realistic representation of the project cost.

Clients should be aware that other contractors increase their margins by adding variations into the contract after the initial figure has been agreed.
Shore Build’s quotations build in a contingency sum to cover unforeseen developments. If the contingency sum is not expended it won’t be charged…
We will price from documents and plans provided by the client’s designer therefore our price is based on the information provided. During the pricing process if there are gaps in the design or specification we raise these points so that a comprehensive price can be formulated.
For a client, that has yet to select a designer or who is right at the beginning of the process, we have an initial consultation to help establish design and budget requirements. We then recommend a designer that suits the owner and the project. We assist throughout the design process to ensure that the designer keeps the project within the client’s budget whilst meeting the design brief.
Once the design is complete we prepare a comprehensive quote including materials, subcontractor pricing, carpentry labour, project management and overhead costs. Shore Build summarises the figures and presents them to the owners for discussion and negotiation.
We can offer fixed contract agreements on new homes. Pricing is based on plans and specifications provided. During the pricing process we are happy to work with our clients to help them manage their budget.
The same process undertaken for renovations and new homes is applied to bathrooms, kitchens and internal fitouts. We offer fixed priced contracts allowing contingency sums for older homes where appropriate.
We will undertake light commercial work such as shop fit-outs. These are completed on a fixed price basis.
Repairs & Maintenance
We are available to assist clients with follow up repairs and maintenance. Our maintenance schedule issued at the end of a larger job gives clients a checklist to follow each year to maintain the new build and make sure warranty requirements are met.
